How much does it cost to clean a roof in Portugal? We looked for an official source and there is no table from the state or from a trade association. We found one private quote-request portal, Habitissimo, that publishes figures for roof cleaning. This guide shows what that portal says, with the date, points out the contradictions inside the page itself, and explains why these figures are not a price for your roof.
Updated 2 November 2026. These are estimates from a commercial portal, not prices checked by us or by an official body. For your job, only a written quote counts, after the firm has seen the roof.
The essentials
- There is no official price table for roof cleaning.
- Habitissimo (article updated 10 June 2026) gives an average price of €290 per job, in a range of €180 to €400, and about €10/m².
- The page does not agree with itself: elsewhere it gives an average of €350, and in its FAQ it speaks of about €800.
- What the price includes is not said. The page does not explain whether it is only washing, whether it includes anti-moss or a protective coating, or whether scaffolding or gutter cleaning is in.
- Cleaning carries 23% VAT, not 6%. See the guide to VAT on roof works.
What Habitissimo publishes
On its “Limpeza de telhados” page, updated 10 June 2026:
| Example (Habitissimo) | Price | Size |
|---|---|---|
| Outbuilding roof | €240 | 20 m² |
| Rustic roof | €600 | 60 m² |
| House roof (moradia) | €850 | 120 m² |
| House roof (casa) | €1,200 | 200 m² |
| Apartment-block roof | €1,400 | 4 storeys |
If we divide each price by its stated area (our arithmetic, the portal does not), the examples come out between €6 and €12 per m²: €12/m² for the outbuilding, 10 for the rustic roof, about 7 for the 120 m² house and 6 for the 200 m² one. So the “about €10 per m²” the portal quotes is not uniform even in its own examples.
The portal also gives ranges by city: €250 to €1,500 in Lisbon and Porto, €200 to €1,400 in Coimbra and Braga, and €200 to €1,500 in Setúbal. Gutter cleaning is listed separately at about €400. It says the price depends on roof size, the professional’s hourly rate, the material, the state of the roof and the amount of dirt.
Why your quote can be very different
- Scope. Washing the tile is one thing. Washing, anti-moss and a protective coating is another. See the guide to methods.
- Real area. A price per m² applies to the roof area, not the floor plan of the house. With the slope, the area is bigger. Use our area calculator.
- Access and height. A tall or hard-to-reach roof may need scaffolding or fall protection, which costs money. See the guide on hiring a cleaning firm.
- State of the roof. If tiles are broken or gutters need repair, the job is no longer only cleaning.
- Type of roof. Old asbestos-cement is not pressure-washed: it is a separate case with other rules.
What to do with these numbers
- Use them as an order of magnitude, to see if a quote is far from what is published. Not as a price.
- Get more than one written quote and compare what each includes. Our quote checker lists what a good quote should say.
- Be wary of a fixed price over the phone, without seeing the roof, especially if it does not say what it includes.
- Ask about VAT: cleaning is outside the 6% rate.
What we could not confirm
- Official prices. There is no state table or trade-association table.
- Habitissimo’s method: how many quote requests, from which years, from which areas.
- Whether the figures include VAT. The page does not say.
- What the price covers (products, scaffolding, gutters, waste).
- Other sites with figures. We saw pages from firms and service portals, but did not use them as a source because they give neither a method nor a date.
