## The roofs of Braga

Braga has 40,214 buildings in the 2021 Census. 13.0% date from before 1961 (country: 23.1%) and 72.2% were built by 2000. It has the most recent buildings among the towns on this site: 27.8% are from after 2000. Only 2.9% need deep repair.

What sets Braga apart is a written rule. Regulation 164/2012, for the historic centre, says in article 12 that when replacing roofs only ceramic canudo or aba-e-canudo tile in natural colour or similar material is allowed in view, and that eaves must be in "telhões". This is a reading of a regulation, not a historical description, but it shows which roof the municipality wants to keep.

We did not confirm whether the 2012 regulation was changed later. Nor did we read the PDM on roofs outside the historic centre.

## Rain, wind and sun

At the IPMA station Braga / Merelim (1991-2020) average rainfall is 1,387.3 mm a year and the mean temperature is 14.9 °C. There are 113.5 days a year with 1 mm of rain or more and 9.6 days with 30 mm or more. The heaviest daily fall was 110.9 mm, on 27 October 2011.

Braga has real frost: 24.3 days a year with a minimum below 0 °C (8.5 in January and 7.0 in December) and -6.4 °C on 25 December 2001. Rain and ice together are the combination that punishes a porous tile most. There is heat too: 38.7 days a year at 30 °C or more.

## Houses and roofs

- In the Historic Centre, the protection zones and the Sítio dos Galos, all restoration, rehabilitation, alteration or extension works need a municipal licence (article 15). Projects must state materials and colours, with detail on the roof (Annex 3).
- Outside the centre houses predominate, and the local sources we read show no tile rule. With 24 frost days a year, choose tile with good frost resistance and ask for the maker's data sheet.

## Rules and permits

Regulation no. 164/2012, article 12: when replacing roofs in the Historic Centre of Braga only ceramic canudo or aba-e-canudo tile is allowed in view, in natural colour or similar material, and eaves must be in "telhões". Existing skylights must be restored and kept in original form, but the council may allow another solution when the existing one is unsightly (article 17(4)).

The regulation applies to the Historic Centre (plan in Annex 1), the Sítio dos Galos and the protection zones of listed property (article 2). We read the original text of 8 May 2012; we did not confirm that this is the version in force.

## Braga's rehabilitation areas and the 2026 storms

Braga has two Urban Rehabilitation Areas in force for ten years since 15 May 2023: Espaço Central (257 hectares) and Expansão da Cidade (2,539 hectares). According to the council, in them 6% VAT applies on rehabilitation contracts and IMI is exempt for three years, extendable by five, case by case. In the Espaço Central area planning fees are waived, except the Municipal Urbanisation Fee. The FAQ dates from 2023: check that it still holds.

Braga is not on the official lists of municipalities in calamity for storm Kristin. We found no data on damaged roofs.

## FAQ

### Which tile may I use in the historic centre of Braga?

Article 12 of Regulation 164/2012 allows in view only ceramic canudo or aba-e-canudo tile in natural colour or similar material, with eaves in "telhões". We did not read whether it was amended after 2012. Check with the council before ordering tile.

### How many frost days does Braga have?

At the Braga / Merelim station (IPMA, 1991-2020) there are 24.3 days a year with a minimum below 0 °C, and the recorded minimum was -6.4 °C on 25 December 2001. That is far more than Porto, which has 1.4.

### Does the Braga rehabilitation area cut VAT on a roof job?

According to the council FAQ (2023), 6% VAT applies in the ARUs on rehabilitation contracts. Check whether your building is in one of the two ARUs and whether the rule still holds. Our VAT guide explains the general conditions.

### Do I need a permit to replace a roof in Braga?

In the Historic Centre and protection zones, rehabilitation and alteration works need a municipal licence (article 15), and the project must state the roof materials and colours. Outside that area, see the permit guide and ask the council.
